Sellers in Foreclosure

We work with homeowners who are in foreclosure, those facing foreclosure and anyone needing to do a short sale. See the left tab titled "Short Sales" for more information.

If a homeowner has a pending trustee sale date, we can work to get the trustee sale postponed right after opening escrow. This allows us time to contact your lender to get all loan and lien payoffs so the homeowner can close on the sale of their home. We help sellers to walk away with a clean slate and cash in their pocket.

Homeowners Facing Foreclosure Or Other Distressed Situations 

Our investors can make offers to homeowners who need to sell quickly due to a job loss, divorce, relocation, probate, etc.

Homeowners Who Have No Equity

Homeowners who owe more than their home is worth and have no equity in the property have the ability to sell their home under their bank or lender's approved short sale program.

With a short sale, the bank or lender agrees to take less than what is owed on the mortgage loan as full settlement of the debt. The homeowner is not allowed to pay any costs so the lender pays sellers closing costs and sales commissions. Homeowners can also receive cash to move on at closing.

Our investors will buy the property as-is, meaning you won't have to make repairs. You can remain in the home until closing, which is usually around 60-70 days.

Homeowners Who Have Equity

For homeowners in foreclosure but have equity in the home, our investors will give them part of their equity.

Some sellers ask our investors to pay them all of their equity and we have to remind them that they came to us to sell their property quickly so they could avoid a foreclosure on their record. So the answer is that our investors do not offer full price for properties in foreclosure or when they purchase a property in any distressed situation where the seller is looking to find a buyer and close quickly.

The only way to get someone to pay you all your equity is a long, drawn out process and the time it takes is not on your side.

First, you'd need to bring your loans current to bring the property out of foreclosure. Then you'd need to put the property on the market as a standard sale and you'll have to agree to pay the real estate agency full commissions to help you get top dollar for your property.

You'll probably wait for months while an agent tries to find you a buyer who will offer full price for the property and during this time, you'll have to make repairs to the property if they are needed.

When a buyer is found and an offer generated, you'll have to agree to pay your own closing costs and you may be asked to pay your buyer's closing costs.

During the listing period, you'll have to agree to show your home to all prospective buyers. You can agree to only show the property "by appointment only" but this will delay your finding a buyer. You'll be contacted by agents you don't know who will bring in their buyers to view your property. When one of their buyers makes you an offer your property, it will probably be that they need to sell their home first or that they will need to get a loan to buy your home. Their lender will order an appraisal and the buyer may ask you to lower your offer so they can get their loan. At best, it's a long drawn out process and in the end, your buyer may fall out of escrow and you'll have to start all over again.
